Rod Valverde, Vice President of Real Estate Management

As Vice President of Real Estate Management, Rod Valverde directs the overall management of the company’s assets and supervises all satellite property management offices. Mr. Valverde oversees all day-to-day operations of the properties including budgeting, vendor contracting, reporting, and maintenance for the portfolio.

Prior to joining Milan, Mr. Valverde accumulated 18 years of commercial property management experience, most recently as Vice President of Colliers, the largest commercial real estate firm in Hawaii. Since joining Milan in 2006, Mr. Valverde has developed operating and reporting systems that have dramatically increased Milan’s efficiency and capacity for further growth. His next challenge will be to utilize this capacity to expand Milan’s portfolio of managed accounts.

Karla Brock, Real Estate Manager

Karla Brock is the Real Estate Manager for the Inland Empire and is responsible for the day-to-day operations of the retail and office complexes in this area.

Karla joined Milan Capital in 2006 and came with over 15 years of commercial property management experience. Her diverse portfolios have included over a million square feet of retail centers, industrial buildings, special use facilities, standard and executive suite office buildings. In addition to her hands-on experience, Karla taught Property Management courses at a college level for two years.

Since joining Milan, Karla has continued to meet and exceed the occupancy goals set for each location, some achieving 100% occupancy for over two years. She has increased and maintained a high level of service at the properties she oversees and she excels at client relations and retention.

Karla has an ability to bring together a team of vendors and staff to create a safe, productive and well-managed environment. Karla holds a California Real Estate Salesperson license.

Diane Fox, Real Estate Manager

Diane is responsible for the day-to-day operations of three retail centers and a mid-rise commercial building totaling 528,000 square feet and covering an area from Oceanside to North Hollywood.

With over ten years of experience, and a proven track record as an organized and effective property management professional, Diane handles all aspects of property management including budgeting, monthly financial reporting, tenant improvement administration, and vendor supervision. Her strengths lie in the relationships she cultivates with her tenants, brokers, customers and vendors through honesty and follow-up. Diane has a stellar record of tenant retention and has been able to retain over 95% of the tenants whose leases have expired during the past two years. Diane has also excelled at administering capital improvement projects throughout her portfolio ranging from elevator modernizations and fire life safety renovations to cooling tower and roof replacement.

With her experience in construction management, Diane’s next challenge is the redevelopment of the Target anchored center in Oceanside. Working together with the Acquisitions team to develop the right tenant mix and overseeing the construction, this activity should commence in early 2010.

Diane was born and raised in Southern California and currently lives in Redondo Beach where she has raised three children. Diane has a passion for travel, photography, cooking, and good wine.

Alison Northrup, Real Estate Manager

Alison currently manages a 312,000 square foot, 3-building Class A office complex with adjacent parking structure in Orange, California. In this role, she is responsible for all facilities operations and has transitioned the building to a “green” operating environment through vendor management, systems upgrades and tenant education. This hands-on position includes the preparation of operating and capital budgets, CAM reconciliations, monthly financial reports, tenant and owner relations, lease administration, contract bidding and administration, vendor supervision, and the training and supervision of personnel.

Prior to joining Milan, Alison was a Property Manager and Development Assistant with Panattoni Development Company and PDC Properties, Inc, where she started her career as an Assistant Property Manager and quickly grew to manage a diverse portfolio ranging from 2 to 6 million square feet of office and industrial projects.

Alison’s strengths are strong client and tenant/customer relationships, budget preparation, construction management and supervising on-site engineering and property staff members. Due to the limited size of her current portfolio, Alison is willing and able to take on more properties.
Alison has a Bachelor of Arts degree in Psychology from the University of California at Santa Barbara, is a certified mediator and is pursuing her CPM certification. She holds a California Real Estate License and is a long-time resident of Orange County, California with her husband and three children.

Virginia Jacobsen, Real Estate Manager

Virginia’s history at Karcher Mall in Nampa Idaho began in 1987 when she was hired as an Executive Assistant and she has progressively grown in her role and responsibility. She is now the Mall Manager and has been instrumental in administering the most extensive renovation in the mall’s history.

Virginia is actively involved in the local community belonging to several local organizations including the Caldwell Chamber of Commerce and is on the Board of Directors for the Nampa Chamber of Commerce.

Virginia is married to Dean Jacobsen and together they have seven (7) children and fifteen (15) wonderful grandchildren.

Carlos Godinez, Leasing & Marketing Manager

Carlos is the Leasing and Marketing Manager at Karcher Mall in Nampa, Idaho and is responsible for local and regional leasing as well as the marketing and promotions for the center.

Carlos joined Milan Capital in 2009 and came over with 18 years of experience in retail leasing and management. Prior to joining Milan, Carlos was responsible for a team of six leasing agents that handled all specialty leasing responsibilities for 14 enclosed shopping centers in four states. He has a proven track record of exceeding goals both personally and as part of a team.

Carlos has a degree in International Relations from The University of Southern California. He resides in Boise with his wife and four young children.

Whitney D’Alessandro , Real Estate Manager

Whitney oversees property management for several commercial assets within Milan’s Southern California portfolio. Prior to accepting a position as property manager, Whitney undertook numerous responsibilities within Milan exposing her to multiple facets of the company.

Since joining the firm and taking on the role of “utility player,” she has actively participated in the acquisition, disposition, and refinancing of commercial / residential properties and has been instrumental in the due diligence process. In this role, Whitney has assisted in the acquisition and refinancing of several hundred thousand square feet of commercial assets.

Whitney is currently working towards her Bachelor’s Degree at California State University, Fullerton, is a licensed Real Estate Salesperson in California, and is a member of International Council of Shopping Centers (ICSC).

Dianne Fregozo, Assistant Real Estate Manager

Dianne Fregozo is the Assistant Real Estate Manager for the Inland Empire commercial division. She works directly with the Real Estate Manager in coordinating the daily operations of the retail shopping centers and office buildings.

Dianne graduated with a Bachelor of Business Administration in 2007. She recently joined Milan Capital in 2008 with an extensive background in the financial industry where she provided administrative support to management, member services and front line customer service.

Dianne provides excellent service to our tenants and meticulously coordinates vendor projects to ensure each property is well maintained.

Kara McAdam, Assistant Real Estate Manager

Kara currently assists with the management of Orange Financial Center in Orange, California, a class A office complex consisting of 312,000 square feet of property. Kara is responsible for working closely with the property team, vendors, contractors and tenants.

Before becoming a part of the Milan Capital team, Kara was an Assistant Property Manager with Arden Realty, Inc. for more than 6 years, where she managed a diverse portfolio of retail and mixed-use properties, as well as high rise office projects totaling over 600,000 square feet in the Orange County area. She was also the primary contact for all vendors.

Kara’s strengths include outstanding customer service, communication, and the ability to adapt to diverse situations.
